Buying a building plot: this is the price you pay on different locations

“Home sweet home!” It may sound cliché, but still 78% of the Flemish people between 25 and 30 years old dream about their own house to create a family: a place called home. And if you can have your dream house exactly where you want it, it’s picture perfect! But what’s the price you pay these days, in your favourite region?

Expensive… and even more expensive

“The location means everything!’ Every real estate agent agrees with that, and they’re right? Living in a place where you don’t feel at home won’t make you happy. Moving to live closer to your job? Think it over!

Depending on the region or municipality you want to live, building plots are more or less affordable. The most expensive is the region around Brussels. In municipalities such as Sint-Martens-Latem & Sint-Genesius-Rode, you pay about €764 per m2 (as expensive as they sound, no?).

 

Concerning Flanders, cities and the coast are the most expensive places to build a house. In the other direction, Limburg is rather affordable, and so is ‘The Kempen’ and the southern part of East-Flanders. Balen is the cheapest (average price of €128 per m2).

The location is the most decisive when it comes to the price of a building plot, but there is more:

  • The orientation. A bright and south (or south west) oriented plot will cost more than a plot with any other orientation.
  • The environment. Can you find schools, supermarkets, and connection roads nearby, without experiencing discomfort? That’s a bonus for you… and for the price you pay.
  • The surface and shape. Last but not least: the bigger the plot and the more convenient the shape, the higher the price.
2 building plotsLOT 1 is north-east oriented & has an inconvenient shape, which makes it less expensive than LOT 2 (better orientation and shape).
